Want to get 'A Wave From It All'?! When you stay at this cozy coastal 2-bedroom, 2-bath vacation rental condo on Anna Maria Island, you can step inside and leave your worries behind. Located in the peaceful Sandy Pointe Condominium community, Unit 102 is surrounded by lush tropical landscaping, swaying palm trees, and beautiful island scenery. Natural light fills the living space while the screened porch provides the perfect spot to enjoy your morning coffee or unwind after a day at the beach. The primary bedroom features a king-size bed and an-suite bathroom, while the guest bedroom offers a comfortable queen bed. Enjoy a fully stocked kitchen, in-unit washer and dryer, complimentary Wi‑Fi, heated community pool, tennis courts, beach equipment, and easy access to shopping, dining, the trolley, and the beach.

House Rules & Important Information
• Residential Neighborhood – You are vacationing in a residential neighborhood. Please be respectful of our neighbors by keeping noise levels at a reasonable volume at all times. Excessive noise, disruptive behavior, or any activity that disturbs neighboring properties is strictly prohibited.
• No Parties or Events – Parties, receptions, gatherings, and events are not permitted unless specifically approved in writing by Florida Dreams Realty.
• Quiet Hours – 10:00 PM to 8:00 AM.
• Occupancy – Only registered guests listed on the reservation may occupy the property unless prior written approval has been obtained.
• Minimum Age Requirement – Reservations are accepted only from guests 25 years of age or older.
• Parking – Maximum of 2 vehicles permitted on the property.
• Pet Policy – Dogs up to 30 lbs. welcome with prior approval and applicable fees.
• No Smoking – Smoking or vaping is not permitted inside the condo.
• Check-In – 4:00 PM
• Check-Out – 10:00 AM
• Rental Agreement Required – A signed Florida Dreams Realty Rental Agreement is required for all reservations.
• Professionally Managed – This property is managed by Florida Dreams Realty of Anna Maria Island.

Cancellation Policy
•     More than 90 days prior to arrival: Refund of deposits paid less a $250 cancellation fee.
•     Less than 90 days prior to arrival: All deposits received are forfeited.
•     Less than 60 days prior to arrival: All monies paid toward the reservation are forfeited.
•     All cancellations must be submitted and confirmed in writing.
•     Travel insurance is strongly recommended.

Accommodates up to 4 guests.
Minimum Stay Required: 1 Week.
Maximum Parking: 2 Vehicles.
Dogs up to 30 lbs. welcome with approval and pet fee.

Wonderful Stay

"We had a wonderful stay at A Wave from it All. The condo is very well equipped and conveniently located, within walking distance to Manatee Public Beach. Kudos to the property management staff who very quickly responded when we had a problem with the main fridge. Without hours we had a mini fridge provided, and a few hours later a technician fixed the main fridge. Well done. Impressive response.

"Taking into consideration the double hurricane of 2024, the property itself was still in a little disrepair. But the inside of the condo was like new! Everything was decorated beautifully, and we had all of the amenities we needed. The pool was very nice also! Lots of shops and restaurants are open now, and also close by.

"Our stay at the condo was fantastic! The condo was immaculate and the space was well-utilized. We particularly appreciated the attention to detail, from beachy decor to the fully equipped kitchenette including a washer and dryer. We had kiddos with us and they enjoyed the free wifi to play their video games when we were relaxing. It’s also sits in a prime location. It is walking distance to Manatee beach. They have beach chairs, umbrellas, beach cart and some beach games included to use which is much appreciated when traveling. Publix grocery store and CVS pharmacy are also right across the street. The overall experience was exceptional! I think it works for a romantic getaway or a family vacay which is what we had. Plan to go back. I highly recommend it!

Perfect Location, Very nice condo

"We have stayed in this complex many times before and always love that the location allows us to easily explore the island using the free trolley and be able to walk to the beach in minutes. This condo is beautifully decorated and stocked with the essentials for your stay (we stayed 3 weeks). The rental company location is right across the street in case you have questions or need anything and Rosann is wonderful. The pool is heated and lovely. Please note- the master bedroom mattress is quite firm, so you will want to consider this based on your sleeping preferences- however, Rosann has a topper available to use if you prefer softer. We would definitely rent this unit again.

"Wonderful condo, great amenities and so close to great food and tons of things to do! Our family thoroughly enjoyed walking to Manatee Beach and exploring all of what Anna Marie Island has to offer! That said the condo is very quiet at night and our little ones were able to sleep the whole night!

"Nicely decorated updated condo located in convenient location. Grocery, Pharmacy and Trolley Stop less than 5 minute walk. Manatee Public Beach less than 10 minute walk from condo. Property manager responded timely when we “blew a fuse” (don’t run 2 hair dryers simultaneously ��) Condo located on second level (garage under and another condo above). Only drawback of condo was noise from third level (depending on occupants).

"This condo was incredible! A stone throw away from any amenity one would need yet a private setting situated amongst the mangroves. The Decor was perfection. "My husband and I spent our honeymoon at ‘A Wave from it All’ this past week and had an amazing time. They left us chocolate covered strawberries, champagne, and orange juice with a congratulations card. We were able to walk just about everywhere we needed to go, and there were even beach chairs, an umbrella, towels, and a cart for us to use. The property was beautifully decorated and felt very cozy but not over crowded. The kitchen was big enough for me to cook, and the living room was our favorite spot to eat. 10/10 would recommend coming here for your next vacation. It was magical.

"This condo was beautifully decorated and had everything to make our stay carefree. The grounds were lovely and the pool was sparkling. It is convenient to the grocery store and we loved cooking in the well equipped kitchen. The beach is a short walk away and even a beach cart was supplied for our use. The view from the porch overlooked the trees and we enjoyed the birds and breathtaking colors of the sky. We will definitely book this special condo again and bring another couple with us to share the fun.
